Process for Maintenance Requests
If you have a maintenance request, please complete the simple form on this website and press "Submit." The request is sent automatically to the Estate Management team, who will review the request.
Minor maintenance requests are prioritised according to workload. Larger maintenance requests are subject to budget approval - so your area representative may get in touch with you to discuss the request.
Any maintenance work which is funded by MPHEM budgets will be overseen by the company. Any resident that places an order for work without MPHEM approval will not be compensated.

EICR checks
All residents are encouraged to carry out a EICR check on their own home. A favourable rate of £250 per property has been negotiated with DJK Electrical in Elstead. If you have an EICR check done, please pass a copy to Neil Curtis so that the best insurance premiums can be negotiated.
Also recommended are an annual service of your boiler and a water shut-off valve to avoid unnecessary damage.
Fire Void Risks
To comply with insurance and legal requirements, MPHEM needs to manage Fire Void Risks.
This involves management of “Hot Works” - examples of which are welding, soldering, brazing, grinding (that produces sparks), blowtorches, and roofing work that involves the use of materials that require a heat source.
Any residents who engage contractors intending to carry out hot works should notify the board so that the visit can be entered on the Estate's log.
Landings and Corridors
Residents are reminded that common parts - hallways, staircases, landings and corridors etc. - should not be used for storage of residents' own belongings. We all need to be aware of potential fire risk in the event of corridors becoming blocked particularly if attempting to move disabled residents or visitors in the event of fire or other danger. Everyone should be aware that electrical items should never be stored in corridors, staircases or access points as they are considered potential ignition sources. The same would apply to chemicals, pressurised items, powders, matches, or other similar ignition sources.
If residents have a temporary requirement for modest storage they should contact one of the directors because it is sometimes possible to provide an uninsured temporary facility on the premises in small storage areas or rooms allotted for this purpose.

Selling & sub-letting
Leaseholders are reminded that they are required to bring the Lease terms to the notice of potential tenants, agents and potential new owners at an early stage in their discussions. This is to ensure that these new residents are able and desirous of fulfilling these conditions which impose firm restrictions. In our view the entire lease should be disclosed but we particularly highlight the fourth schedule. All sale and rental contracts on the estate have these conditions and restrictions for good reason - to ensure our grounds and lifestyle are kept peaceful, clean and welcoming for us all and our families and visitors.
To our knowledge there has been a case on this estate where a potential tenant rescinded a contract claiming that he had not been advised of these conditions by the leaseholder. The court ordered he be refunded all monies including advance rentals. Needless to say, in a full sale situation, costs could be substantial if there is any misrepresentation.
Leaseholders are also reminded of their responsibility to inform the management company of any intention to let their premises and to then furnish the names and full details of the proposed tenants.
